The expansion reflects a broader shift underway across Toronto. After years of downsizing and uncertainty surrounding the future of the office, companies are once again investing in downtown workplaces. But they are returning with higher expectations around location, design, amenities and the overall employee experience.

“We’re seeing a very different office market than we were even a year or two ago,” says Lauren Tapp, VP of Marketing and Leasing at Workplace One. “Companies are bringing people back together, but there’s much more scrutiny around what makes an office worth coming into. Location, experience and quality matter more than ever.”

That shift is particularly visible in Toronto’s Financial District, where premium, well-connected buildings are seeing renewed demand as employers rethink how their offices support their teams.

Located at King and Yonge, 11 King Street West is PATH connected and steps from Union Station, putting the new Workplace One location within Toronto’s primary business and transit hub.

“People may be returning to the office, but they aren’t returning to the office of 2019,” says Tapp. “The expectation has changed. Employees want spaces that make their day easier and employers want workplaces that help bring people together. That means better design, better amenities, better service and locations that make the commute worthwhile.”

Across two floors, the location will feature private offices and larger enterprise team suites alongside private conference rooms, meeting pods, phone booths and collaborative spaces. Premium finishes and curated furnishings will be paired with Workplace One’s hospitality-focused service and professional on-site management.

The model also reflects a changing approach to corporate real estate. Rather than choosing between the commitment of a conventional lease and traditional coworking, companies are increasingly looking for professionally managed environments that offer the privacy and polish of a corporate headquarters with greater flexibility and fewer operational demands.

For Workplace One, the demand is already visible. Its two existing downtown Toronto locations are now fully occupied, with 11 King representing the company’s next phase of growth.

“We think the conversation has moved beyond whether the office is coming back,” says Tapp. “The more interesting question is what kind of office companies and employees are coming back to. That’s what we’re building at 11 King.”
